Limmo Peninsula, E16

Located on the banks of the River Lea, south of Canning Town Underground Station and north of The o2 across the River Thames is a site that was once home to the Thames Ironworks and Shipbuilding Company.  

Currently being used as a Crossrail works site that is inaccessible to the local community, it has been identified as a Strategic Site for development in the London Borough of Newham’s Local Plan for high quality accessible open space, enabled by a residential development.

Our Proposals at Limmo Peninsula

The site can accommodate around 1,500 new homes, 40% of which will be affordable. The majority of the homes will be for rent, while a proportion will be available to buy.

Our emerging masterplan combines delivering an array of open and green spaces, with new homes and the possibility for more creative, or commercial uses on the ground floor.

Currently the Limmo Peninsula site is inaccessible to the public. A series of landscape character areas will create a sense of place for the Limmo Peninsula community, creating interesting spaces to visit, enjoy and spend time in.

It’s also about delivering for the local economy, and about designing a scheme with and for the existing community and about improving their quality of life. These principles are informing our decision-making as we develop our proposals at Limmo Peninsula.


Connected Living at Limmo Peninsula

The homes being built will be connected to the world around them, with super-fast broadband and smart home technology that could be integrated into the apartments.

Out homes at Limmo Peninsula will be ideally located. They will benefit from being next to Canning Town station which is served by the Jubilee line and Docklands Light Railway. Residents will also be able to take advantage of the excellent bus routes and cycle network in the local area.

At Limmo Peninsula, we are considering a variety of internal and external shared amenity spaces for our residents, including a roof terrace, gym, and workspace. All Connected Living London residents will be able to access the shared resident amenity at any of our developments; for example, if you live at Limmo but you visit Cockfosters for the day, you could enjoy the roof terrace being proposed.
Homes at Limmo Peninsula will be designed to encourage resident interaction and the establishment of new communities, both within the building and with the surrounding area. We are starting now, it is not just us designing the proposals but the local community too.
