Transport for London is not only responsible for 30million journeys every day, but it is also one of the Capital’s most significant landowners. It is helping deliver the Mayor’s strategy and commitments on transport, housing, and growth by providing thousands of new homes across its estate and generating sustainable revenue to help keep London moving.

Transport for London identified a unique opportunity to generate a sustainable, long-term income while creating communities where people can live, connect and thrive in the Build to Rent sector. It began searching for an investment partner to help deliver over 3,000 well-designed, quality rental homes across multiple sites within London.

Grainger, the UK’s largest listed residential landlord, is a market leader in the UK’s private rented sector, committed to delivering high quality homes where people want to live. Grainger’s aligned values, expertise, and proven track record within Build to Rent were key to Transport for London announcing them as its preferred bidder.

Together, Grainger and Transport for London became Connected Living London – a long-term, strategic partnership set to deliver thousands of new homes across the Capital, including 40% affordable housing.

The partnership will create places that bring existing and new residents together, and provide well-designed, quality homes that are affordable and sustainable.

Connected Living London is providing over 1,500 homes across five sites across London, and it continues to explore additional locations across TfL’s estate to increase its portfolio further.

A CONNECTED LIVING LONDON HOME

Connected Living London was established with an ambition to create London’s leading mixed-tenure, rental communities, providing excellent service in a place where residents feel secure and can call home. The homes are designed specifically for renters, and our long-term, flexible tenancy agreements will give residents security. Our residents will benefit from professional management through dedicated onsite teams, and a range of resident amenities, such as a residents lounge, co-working hubs, gyms and outdoor spaces. Dedicated onsite team will professionally manage the homes, and a range of amenities, such as a lounge, co-working hubs, gyms and outdoor spaces will be available to all CLL residents. These spaces are designed to encourage interaction between residents and allowing a sense of community to flourish, while the newly transformed public spaces provide an opportunity for new and existing residents to come together.
